How much to paint a three-bedroom house
What is actually in a three-bedroom interior, in square metres — and what to do with it.

What a three-bedroom interior contains
Whole-house quotes go wrong because nobody measures a whole house. They measure a couple of rooms, multiply, and hope.
A typical single-storey three-bedroom house — three bedrooms, living, kitchen, two bathrooms and a hall, painting walls, ceilings, skirting and doors — comes to roughly this.
| Surface | Typical quantity | Hours at two coats |
|---|---|---|
| Walls | 290 m² | 58.0 |
| Ceilings | 115 m² | 19.2 |
| Skirting | 130 lm | 17.3 |
| Doors | 11 | 18.3 |
| Door frames | 11 | 11.0 |
| Total finish labour | 124 |
About three weeks for one painter, or a week and a half for two — before any preparation. These are the same reference quantities the app uses when it asks what you would charge for a job you know.
Doors are the surprise
Eleven doors and eleven frames come to 29 hours between them — nearly a quarter of the labour on the job, for surfaces that occupy almost none of its area.
This is the single most common reason a whole-house quote comes in short. Walls are what you look at; doors are what you spend the week on.
Count the doors before you price the walls. On a three-bedroom house they are a quarter of the work.
Build the price, do not guess it
With the quantities above and your own rates, a whole-house price is arithmetic rather than instinct. Apply your rate per surface, add preparation as its own line, add materials at what you pay, then apply your margin — dividing, not multiplying.
The number that comes out will be defensible in a way a whole-house guess never is, and more importantly it will be checkable afterwards against what the job actually took.
What moves a whole-house price most
The quantities above assume a straightforward single-storey house in sound condition. Four things move it hard.
- Two storeys — stairwell voids are slow and awkward, and often need a platform
- Age — a 1970s house with decades of paint takes preparation a new build does not
- Occupied and furnished — plan on masking, moving and working in sections
- Ceilings above 2.7 m — everything above head height is slower
Common questions
- How long does it take to paint a 3 bedroom house?
- About 124 hours of finish labour for walls, ceilings, skirting and doors at two coats — roughly three weeks for one painter, or a week and a half for two. Preparation is on top and varies more than any other part of the job.
- How much paint for a 3 bedroom house?
- Walls and ceilings together come to about 405 m². At two coats and 12 m² per litre that is roughly 68 litres, plus waste — so about five 15 litre pails, before trim paint.
- Should I quote per room or for the whole house?
- Measure per surface, present per room, total at the bottom. A customer can see what each room costs and drop one if the number is too big, which is a much better conversation than losing the job outright.
